Grand Dunman, Singapore's only mega launch this year, sells more than half of its units at launch


More than half of the 1,008 units at the Grand Dunman condominium in Singapore were sold on the first weekend of its launch.


The development, located in the prime district of District 15, was launched on Saturday, July 15. By Sunday, July 16, 550 units, or 54.6% of the total units available, had been sold.

The average price for a unit at the Grand Dunman was $2,500 per square foot (psf).


The government has taken a number of steps in recent years to cool the property market, including raising the Additional Buyer's Stamp Duty (ABSD) for foreign buyers and raising the Loan-to-Value (LTV) ratio for home loans.


However, the strong sales at the Grand Dunman suggest that these measures have not had a significant impact on the demand for new condominiums. The success of the Grand Dunman launch is likely due to a number of factors, including its location and its lack of competition around the vicinity.


The strong sales at the Grand Dunman are a positive sign for the Singapore property market. It suggests that there is still demand for new condominiums, even in a cooling market.


It is still too early to say whether the strong sales at the Grand Dunman are a sign of a sustained recovery in the Singapore property market. More launches and sales data are needed to make a more accurate assessment.
